Thimbleberry Cabin Rental Agreement
1. Arrivals/Departures.
Check -in time is 3:00 p.m.; check-out time is 12:00 noon. No
early arrivals or late departures, please, unless prior arrangements
are made in writing. Unscheduled late departures may incur full
rental rate for that day.
2. Payment of Fees and Taxes.
50% of the basic rental fee is required in advance to hold reservation.
Balance due, including Oregon bed tax and cleaning fee, is to
be paid in full 14 days before arrival. (See provided invoice
for specific charges and dates.) Upon receipt of deposit, reservation
confirmation will be mailed, faxed or e-mailed to guest. Please
check confirmation information for accuracy and report any mistakes
or oversights to owner immediately! Sorry, Thimbleberry Cabin
is not equipped to accept credit cards at this time. Please make
payments by personal or cashier's check only until further notice.
3. Security Deposit.
A separate check for $200.00 is required at time of final payment.
This security deposit will be refunded in full within 14 days
of departure provided guests depart promptly and leave cabin and
furnishings in satisfactory condition.
4. Cancellation, Date Change, and Returned Check Fees.
A $25.00 administrative fee will be deducted from deposit for
all cancellations made 30 days or more prior to arrival. Cancellations
made less than 30 days before arrival are only refundable if the
property can be rebooked for the same dates. No refunds for no-shows
or early departures. Reservations requiring a date change may
incur a $25.00 rate change fee. Please, no last minute changes;
all date changes must be made 14 days or more before arrival date.
A $25.00 service charge will be assessed for any returned check.
5. Keys.
A key code and instructions will be issued after final payment
is received. This key is to remain in the key box; a set of guest
keys will be waiting in the house. On departure, please leave
all guest keys as found. There will be a $50.00 charge for lost
keys.
6. Smoking, Candles and Outdoor Fires.
Thimbleberry Cabin is a non-smoking residence. Please clean up
properly and exercise adequate precautions if you choose to smoke
outdoors in our beautiful national forest during fire season.
Candles should be burned inside cabin ONLY during rare electrical
outages. Decorative candles should not be lit, for reasons of
fire safety. Outdoor campfires are prohibited during fire season,
roughly June - October. Failure to observe these rules can result
in immediate eviction and/or loss of security deposit.
7. Pets.
We are unable to accommodate pets at this time. The presence of
unauthorized pets can result in immediate eviction and/or loss
of security deposit.
8. Linens and Housekeeping.
Thimbleberry Cabin comes equipped with a generous supply of high
quality kitchen, bed and bath linens. There is no daily maid service.
Please leave all soiled linens in the laundry baskets provided
when you depart. There will be a linen replacement charge for
missing or damaged items. Please bring your own beach towels if
planning to swim; we ask that our towels not be used outdoors.
Your cleaning fee covers just the routine tasks needed to prepare
for the next guest. Conditions requiring additional, intensive
cleaning or reorganization may result in full or partial loss
of security deposit. A departure checklist for guests will be
provided at the cabin.
9. Repairs & Service Calls.
Owner cannot guarantee against mechanical failure of appliances,
housekeeping oversights, etc. Please report any problems to owner
immediately and owner or owner's agent will make every reasonable
effort to have repairs done quickly and efficiently!
10. Community Rules.
Guests agree to adhere to rules of residence conduct as laid out
in Lakewoods Community CCRs. Guests shall not compromise the privacy
and personal property of Lakewoods neighbors. Owner and owner's
agent reserve the right to enter property at any time to investigate
disturbances, check occupancy, check for damage or to make repairs,
alterations or improvements owner deems appropriate.
11. Indemnify and Hold Harmless.
Guests agree to indemnify and hold harmless owner and owner's
agent(s) for any liabilities, theft, damage, cost or expense arising
from guest's use and occupancy of the cabin, its furnishings and
the surrounding property.
